The 2026 Payout Rescuer
Airbnb's fee now comes from the host, 15.5% for most. If you paid about 3% before, raise your Airbnb price 14.79% to keep your payout. The tool works out yours.

Why raising your price 15.5% is not enough
It feels as if raising your price 15.5% should make you even. It falls short, because the fee comes off your new, higher price. If you were on the split fee, paying about 3%, 14.79% more keeps your old payout. To cancel the whole 15.5%, divide by 0.845: 18.34% more. The tool works out yours.
Does your guest pay more?
The separate service fee your guests used to pay at checkout went away with this change. So when you reprice to protect your payout, your guest pays about the same total as before, before tax. The fee moved from their side of the receipt to yours; repricing moves it back. Where occupancy tax is charged on the price, their total can rise a little.
Raise it on Airbnb only
Raise the price on Airbnb only, through channel-level pricing. If you also list on Vrbo, Booking.com or your own site, a blanket increase makes you more expensive everywhere the fee does not apply.
The 15.5% host-only fee applies to your nightly rate plus cleaning, pet and extra-guest charges, taxes excluded. The last independent hosts moved on Sept 15, 2026 outside the EEA and Switzerland, and on Oct 13, 2026 inside them; hosts using property-management software moved earlier. In Brazil and Mexico the fee is 16%. On Airbnb, an optional extra (an experience, a pet or parking fee you did not build into the price) must be shown in your listing before booking and collected through the Resolution Center, never off Airbnb. This is a planning estimate, not tax or financial advice.
